RENTAL DOCUMENTS


Prior to viewing any available rentals, we'll first have to get all your supporting documents ready.


I've heard of other tenants being extremely disappointed because they viewed a home they loved and wanted, only to not be prepared to put in an offer due to lack of supporting documents. This is something that I would never want any of my clients to endure, especially when it can be prevented.


I wanted to send this information now, so you can start working on gathering what you're going to need to place an offer on ANY rental property.


1. Equifax Report (Credit Score) -

ALL LANDLORDS will require a credit report for all applicants. This allows for them to see your current score, payment history, as well as debt obligations. They ultimately want to ensure you're not over-extending yourself, which puts the landlord at risk.


2. Pay Stubs & Job Letter

Your next landlord is going to want to ensure you have a source of income to not only cover your rent, but also enough to cover any existing debt obligations and day-to-day living expenses. Requesting a job letter from your current employer can also create additional confidence as the letter should include your current pay rate/salary as well as your length / security of employment within the company.


3. Reference Letters

Obtaining a reference letter from a current or previous landlord supporting you as a tenant can also help with the landlord gaining confidence with you as their tenant. Landlords typically don't hold back when they have positive things to say ie kept the property well kept & maintained, on time with rent, stable, etc.

These reference letters are of a higher importance when you have a lower credit score - ie your previous / current landlord mentions that you've never been late or missed a payment and were good tenants.

When you have Pets - A letter from your current / previous landlord indicating that your pets did not cause any unreasonable damage to their property can create confidence for a landlord who's skeptical about having a tenant with pets.
